Getting on base

The gates that matter from Oceanside.

Camp Pendleton is huge — about 17 miles of coastline — so which gate you use decides your commute. For most Oceanside residents, it's one of these two.

Open 24/7

Main Gate

Off I-5 at Exit 54C (Oceanside Harbor Dr / Camp Pendleton), feeding onto Vandegrift Blvd. This is the natural gate for anyone living in Downtown, South O, or near the harbor, and the most direct route into the southern part of the base.

Open 24/7

San Luis Rey Gate

The base's southern "back gate," at the inland end of Vandegrift Blvd. It's often the quicker option from inland Oceanside neighborhoods like Mission San Luis Rey and Guajome / North River, as well as from Vista and Bonsall.

Other gates: Fallbrook and De Luz (inland, toward Fallbrook), Las Pulgas and San Onofre (north, off I-5), and Cristianitos (from San Clemente). Hours change, so check the base's official access page before your first day — and if your unit is in the far north of the base, you may want to compare San Clemente and Fallbrook too.

Buying with a VA loan

Why so many Pendleton families buy instead of rent.

With Oceanside home prices where they are, a VA loan is often what makes buying possible. Your BAH goes toward a mortgage instead of a landlord, and when you PCS out you can keep the home as a rental.

  • No down payment with full entitlement — and no VA loan limit when you have it.
  • No monthly mortgage insurance, which saves hundreds a month compared to a low-down conventional loan.
  • One-time funding fee of 2.15% on first use with under 5% down (3.3% on later use). It drops to 1.5% with 5% down and 1.25% with 10% down, and can be rolled into the loan.
  • Fee waived for veterans receiving VA disability compensation and certain other eligible borrowers.

Where to live

On base, off base, or buy?

There's no single right answer — it depends on your timeline, your family, and how long you expect to be at Pendleton.

On-base housing

Family housing is run by private partners: Liberty Military Housing manages most neighborhoods (including San Onofre, Stuart Mesa, Del Mar, and Del Valle), and Hunt Military Communities manages De Luz.

  • BAH covers rent and utilities
  • Shortest commute
  • Waitlists vary by rank and bedroom count

Renting off base

Oceanside's average rent is about $2,950 a month across all home types, and single-family homes run higher. Renting gives you time to learn the area before buying.

  • Flexibility if orders change
  • BAH can leave room to save
  • Ask landlords about a military clause

Buying off base

Build equity with your BAH, and keep the house as a rental when you PCS. North-side neighborhoods like Mission San Luis Rey and Guajome are popular for their gate access.

Schools on base are split between two districts. Oceanside Unified runs North Terrace, Santa Margarita, and Stuart Mesa (TK–8), while Fallbrook Union Elementary runs Mary Fay Pendleton and San Onofre (TK–8). Your school depends on which housing area you're assigned to. Off base, most of Oceanside is Oceanside Unified, with Vista Unified and Bonsall Unified covering some areas.
